"The design of the commercial building area is roughly 4,150 square metres. The commercial area is estimated to be 2,643 square metres, with 20 commercial units and 61 parking spaces provided," Ahmed Al Harmali, a partner in Bayan and Special Projects Department Director, said.

"The importance of the project lies in the fact that it is the first comprehensive and commercial service station on Muscat Expressway. Recent statistics indicate that the expressway serves more than 1.4 million vehicles per year, which comes following the opening of the section of road up to Shinas and the UAE border," Al Khalili added.
"We are confident that the public will welcome this project, and we welcome the idea of developing the project in multiple locations both inside and outside of Muscat. Firstly, because such a project will serve the citizens and residents of our dear country and secondly because of it an opportunity for SMEs to start their businesses, as it is feasible economically and will provide them with very high returns,” Al Khalili added.
With regard to the choice of name for the service centre, ‘Sayar’ was chosen as in Arabic the word “sayar” means a paved road on which cars travel in only one direction and isn’t intersected by any other road.

Muscat Expressway is the first road of its kind in the Sultanate, falling under international specifications and quality standards. It consists of three lanes in each direction and includes additional connecting roads with a total area of 112 km, as well as seven exits connecting it to residential neighborhoods, and 135 tunnels to drain rainwater and water from wadis. The road is also connected to the Batinah Expressway, which stretches all the way to the U.A.E. border.
Al Khalili went on to note that Bayan is extremely proud of the abilities of its Omani cadres across its various departments, with Omanisation standing at 80 percent. Al Khalili also stressed that there are ambitious plans in place to raise this ratio, along with plans to expand projects.
Al Harmali also said that Bayan had worked on the "Sayar 1" project from the birth of the idea through to its implementation. He added that Bayan had targeted land development in one batch as an integrated project, similar to the way in which it studied the idea by visiting similar projects outside the Sultanate, analyzing them and tailoring them to the local market.
